If you live in Morris County—or you’re thinking about moving here—August’s numbers tell a clear story. Homes are still in demand. Buyers are still paying up. And there still aren’t enough houses for sale to call this a “buyer’s market.”

The figures below come from Realtors Property Resource (RPR) and cover single-family homes, condos, townhouses, and apartments. 

What August Looked Like in Morris County

The typical home that sold in August went for $781,000. That’s about 4% higher than July’s median. One month doesn’t rewrite the whole market—the mix of homes that closed always shifts the number—but it’s a reminder that priced-right houses are still drawing strong interest.

How much over asking? On average, closed sales came in at 104.4% of the list price. In everyday terms: if a home was listed at $700,000, a “typical” sale landed closer to $731,000. That cushion cooled a little from July, but buyers were not getting bargains on average.

How fast? The median home spent 16 days in RPR before going under contract—same pace as July. Two weeks from listing to accepted offer is still quick. If you’re shopping and need a long stretch to decide, the house you like may already have an offer before you’re ready.

How much choice? Morris had about 2.17 months of inventory. A balanced market usually needs four to six months. So sellers still have the edge, even though there’s more to look at than there was a year ago (inventory is up about a third year over year). Fewer homes came on the market in August—525 new listings, down nearly 10% from July—which is a common late-summer slowdown, not a flood of leftover houses.

Fresh listings asked about $675,000 at the median. Homes still sitting at month’s end were closer to $699,000. What actually closed ran higher than both. That’s why pricing to recent solds in your town beats chasing last month’s county headline.

RPR’s modeled “typical” value for the county sat near $745,150—basically flat from July, and up about 4% over the past year. Think of that as the longer trend line under the month-to-month noise.

If You’re Selling

You still have a strong position—as long as the house is ready to show and the asking price matches what’s actually selling nearby. Stretching too far past the comps is how a listing sits while better-priced homes go pending. Talk through recent solds with your agent before you pick a number, keep showings easy, and have inspection-friendly details ready (especially on older homes with well, septic, or oil heat).

If You’re Buying

Plan on competing. Get your mortgage approval in place before you tour, and be ready to move when the right house shows up. A little more inventory than last summer does not mean sellers will take a low offer on a move-in ready home. Homes with first-floor primary suites, easier I-80 or train access, and usable yard space in western Morris still tend to draw attention fast.
