Warren County’s August story is less about a slowdown and more about balance catching up. Homes still sold over asking. Inventory stayed tight. And the typical sale happened a little faster than it did in July—while new listing prices moved closer to what buyers were actually paying.

The figures below come from Realtors Property Resource (RPR) and cover single-family homes, condos, townhouses, and apartments. They’re a countywide snapshot for towns like Hackettstown, Washington, Blairstown, Knowlton, and the quieter townships around them.

Asking Prices Moved Closer to Reality

The typical Warren County home that sold in August brought $485,000—down under 1% from July. Small month-to-month swings like that often say as much about which homes closed as they do about a true price drop. RPR’s modeled typical value sat near $445,090, up a touch from July and about 2.6% higher than a year ago. That longer trend is steadier than one month’s sold median.

Closed sales averaged 103% of list price—a wider over-ask cushion than July. In plain terms, a home listed at $400,000 might land near $412,000 if it followed the county’s typical pattern. Buyers were still stretching a little; this was not a bargain month on average.

Speed picked up. The median home spent 20 days in RPR, about 9% faster than July. Ready houses that are priced for the neighborhood are still finding agreements without a long wait.

Inventory held near 2.4 months of supply—almost unchanged from July, and about 7% tighter than a year ago. That’s well under the four-to-six-month range people often call “balanced,” so sellers keep the edge. New listings numbered 131 (up about 5% from July) at a median ask of $479,900—up roughly 13% from July’s new-list median. Homes still active at month’s end were listed around $486,250. In other words, what sellers are asking now sits much closer to what actually closed—a cleaner pricing picture than months where closed sales ran far ahead of new listings.

A modest bump in new listings does not mean the street is crowded with for-sale signs. You still have a strong hand if the house is ready to show and the price tracks recent nearby solds. Stretching past the comps is how a listing loses the “quick under contract” path Warren showed in August. 

If You’re Buying

Get your mortgage approval in place before you tour. Hackettstown, Washington, Blairstown, Knowlton, and the surrounding townships still reward a complete, on-time offer. Warren remains one of the more approachable of our three Northwestern New Jersey counties on price, which is exactly why it stays competitive. A low offer on a move-in ready home is still likely to lose, even if the monthly sold median dipped a hair.
