The July 2026 figures below are from Realtors Property Resource (RPR) and cover single-family homes, condos, townhouses, and apartments. The goal is simple: help you see what actually closed, what is sitting, and how to price or bid in towns like Hackettstown, Washington, Blairstown, and Knowlton.

Still a Seller’s Market in Warren County

Warren remained a seller’s market in July. Median sold price was $489,500, typical sales came in at 101.6% of list, and median days in RPR were 22. Inventory was 2.35 months, a hair tighter than June and well under a balanced four-to-six-month supply.

Prices: The median sale jumped 6.42% from June, to $489,500. RPR’s typical estimated value was $443,170, down 2.3% from June and only 0.9% higher than a year ago. Do not confuse a strong month of closings with a countywide leap in value. The mix of what sold (size, location, condition) pulled the median price up. Modeled values were quieter. New listings came on at $425,000, down 5.5% from June. Active inventory was asking about $428,500. What closed ran richer than what is being listed now, so a new listing should not automatically be priced at last month’s sold median.

Sold-to-list: 101.6%. Sales still finished a little over asking. That cushion shrank 0.81% from June. Great homes are still getting their due, but stretching far over list on every property was far less common in July.

Speed: 22 days. Time in RPR rose 10% from June. That is a longer look, not a stalled market. A house that is ready and priced to the neighborhood still goes under contract. Too wishful an asking price will need those extra days on market.

Inventory: 2.35 months, down 0.84% from June and down 14.2% from a year ago. There is less to choose from than last summer. 125 homes listed in July, 16.1% fewer than June, which is a typical midsummer fade in new inventory. At month’s end RPR showed about 228 actives and 112 sales. Supply tightened because fewer people listed.

For Sellers: You are not looking at a crowded street of for sale signs. That is an advantage if the house is prepared to show well and the price matches recent nearby solds. Review the recent comparable listing data with your agent and price accordingly.

For Buyers: Get the mortgage approval in hand before you tour the home. Hackettstown, Washington, Blairstown, and Knowlton still reward a complete, on-time offer. You may not need to go as far over asking as in a hotter month, but a lowball on a move-in ready home is still likely to lose.

Looking Ahead: Warren County’s Real Estate Outlook

Warren County is still a seller’s market that got a little tighter even as closings took a bit more time. That pairing shows up in smaller markets in July: fewer new listings, sales still over asking, a higher sold median on the houses that did close. If late summer behaves as it usually does, even fewer for-sale signs appear after Labor Day, and the homes that are priced honestly keep trading. Overpriced listings and those that don’t show well will be the ones that sit a little longer.
