Sussex County’s August market had a different feel than a straight “everything is racing” month. Prices held. Sales still finished a little over asking. What changed most was the clock: it simply took a little longer for many homes to go under contract.
The numbers below are from Realtors Property Resource (RPR) and cover single-family homes, condos, townhouses, and apartments—useful whether you’re looking near the lakes, in a year-round town, or somewhere in between.
The Pace Slowed—Prices Didn’t
The typical Sussex County home that sold in August brought $492,500, up about 3.7% from July. That rise can partly reflect which homes closed (size, location, condition), so treat it as a monthly snapshot, not a guarantee that every house jumped overnight.
Closed sales averaged 102.4% of list price. In plain terms, a home listed at $450,000 might land near $460,800 if it followed the county’s typical pattern. That over-ask cushion eased a little from July, but it still means most buyers were not walking away with a deep discount.
Time on market is the standout. The median home spent 29 days in RPR—up roughly 38% from July. Demand didn’t disappear; decisions just took longer. A house that might have drawn a weekend of competing offers earlier in the summer may have needed a few weeks of showings in August.
Inventory sat at 3.31 months of supply, up a bit from July and about 19% higher than a year ago. That’s still under the four-to-six-month range people often call “balanced,” so sellers keep the overall edge—with more selection than last summer. New listings numbered 274 (down about 5% from July) at a median ask of $456,500. Homes still active at month’s end were listed closer to $495,000, a little above what actually closed.
RPR’s modeled typical value for the county was $478,260—unchanged from July and up about 4.5% over twelve months. When the monthly sold median and that longer value estimate sit in the same neighborhood, pricing a listing gets a little more straightforward: lean on recent nearby solds and the year-over-year trend, not last spring’s wish list.
If You’re Selling
You can still do well in Sussex—especially if the house shows ready and the price matches what’s selling on your lake or in your township right now. The longer days on market are a soft warning: an asking price that ignores the last few months of comps is how a listing drifts while better-priced homes move first. Keep showings flexible, and have well, septic, and oil paperwork handy where those systems apply. Buyers who take a longer look often ask those questions early.
If You’re Buying
Get pre-approved before you fall for a house. You’ll often still need to come in at or a bit over list on the home you want. The slower pace can buy you a little breathing room on some properties—but it is not an invitation to lowball a clean, move-in ready listing. Sparta, Hopatcong, Newton, Vernon, and the smaller townships each move a little differently, so check recent days-on-market for the areas you’re touring, not just the county average.
Looking Ahead
Sussex heads into early fall still favoring sellers, with a late-summer pause in speed rather than a turn in direction. Homes that are prepared and priced for today’s buyers should keep finding them. Listings that need work—or that chase last year’s asking price—may sit through those extra days first. Lake and mountain settings, plus commute-friendly spots, usually stay in the conversation; the winners will be the ones that feel realistic on day one.
