Current Market Overview: July 2026 Analysis

Welcome to the latest update on the Morris County, New Jersey, real estate market from Countryside Homes NJ and RE/MAX Town & Valley. As your trusted local real estate experts, we’re diving into the July 2026 market trends for single-family homes, condos, townhouses, and apartments, based on data from the Realtors Property Resource (RPR). This comprehensive analysis will help buyers, sellers, and investors understand the current dynamics of this vibrant market and make informed decisions.

Still a Seller’s Market in Morris County

July was still a seller’s market in Morris County. Homes that sold went for $750,000 at the median, closed in about 16 days, and typically brought 105.3% of list. Inventory sat at 2.19 months. This is tight, but with a little more room than June.

Prices. The $750,000 median sold price is down 3.23% from June. Treat that as mix, not a crash. RPR’s modeled typical value for the county was $746,070, up 1.5% from June and 4.8% over the past year. Expect listing prices to reflect the year-over-year value trend.

Homes that went under contract in July had a median list of $725,000, up 3.6% from June. New listings came on at a $699,000 median list, a bit below what actually closed. Buyers are still flocking to the houses that show well. Those that don’t or are overpriced are sitting on the market a little longer now.

Sold-to-list: 105.3%. Typical closed sales still went through over asking. That eased 0.18% from June, which is just noise. This is not a discount month.

Speed: 16 days. Median days in RPR rose 6.67% from June, about one extra day. Sixteen days is still a fast sale. Buyers who need a weekend to think it over are often looking at a home already pending sale by Monday.

Inventory: 2.19 months of supply is up 3.79% from June and 21.7% from a year ago. Balanced is generally four to six months, so sellers still hold the stronger hand. The year-over-year increase is the useful caution: there is more to look at than last summer,  definitely not a buyer’s market.

583 properties came on the market in July, down 16.5% from June, which is a normal midsummer slowdown in new listings. By the end of the month RPR showed about 879 active listings against 554 sales. More listings than sales is how inventory ticked up. It is not a wall of leftover houses by any means.

For Sellers: You still have leverage in this tight market. Get your house ready to show and be as accommodating as possible with showings. The extra inventory and extra days on market are a warning against testing too high an asking price, so discuss pricing strategy and review the recently sold comparable homes with your agent before listing.  

For Buyers: Assume you will not get a discount. Get pre-approved before you tour, keep your calendar open, and be ready to write an offer. First-floor primaries, shorter I-80 or train commutes, and homes with yard space in western Morris still move quickly. The extra listings give you more to choose from. They do not give you room to lowball on a move-in ready home.

Looking Ahead: Morris County’s Real Estate Outlook

Morris County is still a seller’s market, with a midsummer pause rather than a turn. New listings slowed the way they often do in July, sales still went through over asking, and buyers took a slightly longer look. Inventory is up from last summer, so there is a bit more to choose from, but not quite a shift into a buyer’s market. If late summer follows the usual pattern, fewer new for sale signs will come on after Labor Day and well-priced homes will keep moving. Homes that are overpriced or that need additional work may need some extra time on the market first.
