Using Realtors Property Resource (RPR) data for single-family homes, condos, townhouses, and apartments, this is a practical read for people buying or selling throughout the rural and suburban Sussex County towns.

Still a Seller’s Market in Sussex County

July stayed in seller’s-market territory. The median sale was $475,000, typical closings came in at 103% of list, and the median time in RPR was 21 days. Inventory was 3.13 months, still below the four-to-six-month range of a typical balanced market.

Prices: Median sold price rose 3.26% from June, to $475,000. RPR’s typical estimated value was $478,170, up 2.7% from June and 4.2% over twelve months. In Sussex those two measures are tracking, which makes pricing a listing more straightforward as price trends remain relatively constant. New listings came out at a $485,000 median asking price. What was still active at month’s end was listed around $499,000, so the houses on the market are asking a little more than what actually closed.

Sold-to-list: 103%. Closed sales still went through above asking. The month-over-month change was tiny. You should not plan on a bargain, and you also should not assume every showing turns into a bidding war.

Speed: 21 days. This is the July headline. Median days in RPR were up 31.25% from June. Prices did not fall and sales still beat list price, so demand is there. Buyers simply took longer. A listing that needed a weekend of competing offers in June may have needed a couple of weeks of showings in July.

Inventory: 3.13 months, up 6.1% from June and 5.7% from a year ago. Sellers still have the better position, with a little more selection than last month. 287 homes came on the market, almost the same as June (up 0.3%). RPR counted about 520 actives against 183 sales at month’s end. Supply rose because sales did not keep up with what was already out there, not because a wave of new listings hit the market.

For Sellers: Price to the last 90 days of solds in your town, not to last spring. Get the house ready and make showings easy. The extra time on market is where a high asking price stalls. Review comparables and pricing strategy before you pick a number.

For Buyers: Get pre-approved first. You will probably still pay over list on the house you want. The slower pace may give you a little more time to make a decision on some homes. Hopatcong, Sparta, Newton, Vernon, and the smaller townships each behave a little differently, so look at the average days on market for the neighborhoods you’re interested in.

Looking Ahead: Sussex County’s Real Estate Outlook

Sussex County is still a seller’s market with a midsummer change in pace, not a change in direction. Prices held up. Buyers took longer. If the season runs as it usually does, lake and second-home interest stays active through Labor Day, then eases when school starts, while people buying a primary home keep touring. Good homes that are priced right should continue to move while others may sit a little longer than normal.
